Reconstruction of the Yuzhnaya Hotel into an office and hotel complex LLC Rostovregiongaz
In April 1998 in Rostov-on-Don a closed competition for the reconstruction of the Yuzhnaya Hotel into an office and hotel complex of Rostovregiongaz LLC was announced, in which four leading architectural workshops of the city and the Rostovgrazhdanproekt Institute took part. By the decision of the competition jury our project was declared the winner.
In June of the same year the team of the studio began to develop the project documentation. The design was carried out in parallel with the construction, which caused additional difficulties both in the implementation of the design concept and in the construction works. The design and construction were completed in 2004.
The building proposed for reconstruction is the profitable house of M.V. Shirman, built in 1913 – is an architectural monument of local importance. The house has a typical volumetric-spatial structure for the beginning of the XX century: a 4-storey volume, square in plan, equipped with a courtyard. The two main facades in neoclassical style face the street. Suvorov and Voroshilovsky Prospekt, one of the central streets of Rostov-on-Don. The other two facades are firewalls overlooking the courtyards of the district.
The main idea of the reconstruction project was the spatial separation of offices and hotel.
The offices facing the noisy streets are located in the dimensions of the existing floors. The hotel rooms are located in the opposite of the office part and overlook a quiet area. The hotel has its own floor heights, which are achieved by breaking the floors according to the relevant standards, and the blank outer walls allow for punching window openings in the required order.
In the yard of the complex there is an elevator shaft and galleries of the communication floors. The courtyard space is covered with a glass pyramid, which allows natural light to pass through and does not interfere with the ventilation of the office space. In accordance with the task, a sports and entertainment center is located on the roof. In addition to the offices of Rostovregiongaz, a branch of Gazprombank was designed in the complex.
